Your move to the Netherlands, properly arranged

Guidance in English for both renting and buying.

Schedule an introductory call

Moving to the Netherlands means making many important decisions in a short time, in a market and language you may not know yet. We guide expats and international families through renting or buying a home in the Randstad, from the first orientation to receiving the keys.

We explain how the Dutch housing market works: bidding above the asking price, ground leases, owners’ associations, the role of the civil-law notary, energy labels and the usual conditions in purchase and rental agreements.

We also help with the practical choices: travel time to work or an international school, neighbourhoods that suit your family, and whether renting or buying makes more sense for your situation.

International family viewing a home

The Dutch market

What works differently here

The points that most often surprise international buyers and tenants.

  • Bidding above the asking price. The asking price is a starting point; the market determines the offer likely to succeed.
  • Ground leases in Amsterdam. Some properties are on leasehold land; the conditions affect your monthly costs.
  • Owners’ association and reserves. For apartments, the association’s documents and maintenance plan reveal future risks.
  • Buyer’s costs. Transfer tax and notary fees come on top of the purchase price; we calculate these with you.
  • Documents for landlords. Income requirements, employer statements and guarantees are assessed strictly.
  • Notary and transfer. The transfer deed is signed at the civil-law notary; we guide you through to that moment.

All documents are explained clause by clause before you sign.

View all frequently asked questions
Do you work in English?

Yes. The entire process, including explanations of contracts and documents, can be handled in English.

Can a foreign national buy a home in the Netherlands?

Yes. There are no restrictions on property ownership for foreign nationals. Your income, employment contract and residency status may affect your mortgage options.

Is renting or buying better with a two-year contract?

For a shorter stay, renting is often more practical because purchase and resale costs weigh more heavily. We compare both scenarios with you.

Can you arrange my mortgage?

No, but we work with independent mortgage advisers who specialise in expats. We align the purchasing strategy with their calculations.

Can you attend viewings while I am still abroad?

Yes. We can attend on your behalf and send video, photos and an honest assessment, including points that are not visible in the listing.
